Grundstück vs. Parzelle

The German words Grundstück and Parzelle both translate to plot of land or parcel, but they are not interchangeable. Grundstück refers to a legally defined piece of property as a whole, while Parzelle is a more technical term for a surveyed subdivision of land.

Grundstück

B1
Grundstück is the general and most common term for a piece of land or property. It refers to a legally defined area that is registered in the land registry (Grundbuch) as a single unit. It can be developed or undeveloped and is the standard term used in real estate, legal contexts, and everyday conversation.
Wir haben ein Grundstück am See gekauft, um ein Ferienhaus zu bauen.
(We bought a plot of land by the lake to build a holiday home.)
Das Betreten des privaten Grundstücks ist verboten.
(Entering the private property is forbidden.)
Die Größe des Grundstücks ist im Kaufvertrag genau festgelegt.
(The size of the property is precisely defined in the purchase contract.)
Dieses Grundstück ist als reines Gewerbegebiet ausgewiesen.
(This property is designated as a purely commercial area.)

Parzelle

B2
Parzelle refers to a smaller, specifically measured and demarcated part of a larger land area. It is a technical term used in official surveying, the land cadastre (Kataster), and urban planning. A single Grundstück can legally consist of one or more Parzellen. It is also the common term for a small, leased plot in an allotment garden (Schrebergarten).
Das große Baugrundstück wurde in acht einzelne Parzellen aufgeteilt.
(The large building plot was divided into eight individual parcels.)
Laut amtlicher Karte besteht unser Grundstück aus den Parzellen 112 und 113.
(According to the official map, our property consists of parcels 112 and 113.)
